In the spirit of Earth Day we wanted to share some thoughts and articles about energy use and greening your home.
Living in Phoenix, AZ we all know how hot it can get in the summer and how much energy our air conditioner units consume. Did you know that the Colorado River actually has “tides” due to air conditioners in Phoenix? The river’s water level ebbs and flows with energy demands to cool our homes (click here for an interesting article).
Buyer’s are energy savvy these days. Whenever I take buyers to look at homes we always look to see the manufacturer, year and condition of the HVAC system components (compressor, air handlers, furnace, etc…). The other big thing buyers look at is the age and energy efficiency of the windows; are they single pane, double pane? Do they have an energy efficient coating?
If you are selling your Phoenix home keep in mind that buyers care about these things and may ask for them to be repaired, updated or to receive a credit in their offer. Also, when selling your home you will need to complete the Residential Seller’s Property Disclosure Statement (SPDS) which includes questions specific to heating and cooling. The important rule of thumb to remember is “When in doubt – Disclose!”.
